Flexible workspace provider Incuspaze has acquired VSKOUT, a B2B SaaS firm specializing in real-time analytics for commercial real estate, as part of a broader push to reshape its offerings for global capability centers (GCCs) and enterprise clients.

The deal, executed through a combination of cash and equity swap, comes just days after Incuspaze’s acquisition of Pune-based Trios.

The financial terms of the transaction were not disclosed. However, the Gurgaon-based firms said that VSKOUT will be integrated into Incuspaze’s expanding GCC-focused vertical, while continuing to operate independently as a data platform for its existing base of developers and institutional partners.

Founded in 2016 by Saumya Kumar and Pankaj Jain, VSKOUT brings to the table a suite of proprietary data analytics tools, advanced mapping capabilities, and deep domain insights into India's commercial real estate. Its platform offers real-time property intelligence designed to help enterprises optimize location selection, expansion, and operational strategy.

“VSKOUT’s technology and deep understanding of the real estate space will allow us to offer smarter and scalable solutions for enterprises across India and GCCs,” said Sanjay Choudhary, founder and CEO of Incuspaze. “While VSKOUT’s revenue contribution in FY25–26 will be marginal, we believe this partnership will significantly accelerate our topline growth in the long term.”

As part of the integration, Kumar will lead the newly formed GCC vertical and head strategic research and data innovation initiatives at Incuspaze. Jain will contribute to the company’s broader technology stack, focusing on both product innovation and client experience.

The acquisition aligns with a bullish outlook for India’s GCC market, which is projected to grow from $64.6 billion in FY24 to between $99 billion and $105 billion by 2030. Incuspaze aims to capture a slice of this expansion by combining tech-led site intelligence with flexible office solutions.

The company, which raised $8 million in funding last year, is in advanced talks to close a $25 million pre-IPO round. It expects to generate Rs 350–400 crore in revenue in FY26, up from Rs 150 crore in the prior fiscal year.

While VSKOUT will retain its standalone identity, Choudhary emphasized that both teams are working towards a “data-first future” for the workspace and real estate sector, noting a strong cultural and strategic alignment between the two firms.
