Jaguar Land Rover Technology and Business Services India has expanded its presence in Bengaluru by leasing an additional 1.46 lakh sq ft at Brigade Tech Gardens.
According to Propstack, the company will pay a monthly rent of around Rs 1.67 crore for this space, under a five year agreement. The total rental commitment over the term is estimated at Rs 106 crore.
The new lease covers parts of the ground and first floors and the entire fifth and eighth floors at the Brookefield campus. Rent commencement begins in phases between October and December 2024. The company has taken the space at Rs 65 per sq ft per month, supported by a security deposit of Rs 10.10 crore.
With this expansion, Jaguar Land Rover now occupies close to 2.04 lakh sq ft in the tech park. The recently registered space is tied to two pre commitments made in December 2023 for 67,065 sq ft and 79,751 sq ft. For the 67,065 sq ft block, the company is also paying a fit out rent of Rs 65.95 lakh per month, which translates to roughly Rs 98.35 per sq ft.

This lease is part of a larger, significant wave of GCC activity we're tracking, as firms commit to large scale, long term operations in top tier properties.”
Jaguar Land Rover’s India technology centre has been steadily expanding its digital engineering work. This includes software defined vehicle platforms, autonomous system research, electrification technologies and cloud mobility. Bengaluru remains one of the company’s most important offshore hubs, making large format, long term space a key part of its growth strategy.
Brigade Tech Gardens, developed by Brigade Group in partnership with GIC, is a major Grade A campus that serves global capability centres and tech driven enterprises.
This transaction comes during a year of strong leasing activity in India’s top cities. In August, Tata Consultancy Services signed one of Bengaluru’s largest commercial real estate deals by leasing 1.4 million sq ft for Rs 2,130 crore over fifteen years. Google opened its 1.6 million sq ft Ananta campus in Mahadevapura earlier this year. Apple leased around 2.7 lakh sq ft at Embassy Zenith for a ten year term valued at more than Rs 1,000 crore.
