With an academic foundation in Computer Science and Applied Mathematics from New York, Bansal approaches development as a system where infrastructure, employment and governance must work in balance.
A founder shaped by ground realities
Bansal calls the years between 2014 and 2018 his “real MBA.” Before forming GMI Infra, he worked on the ground, literally, across road and bridge construction, land mapping, panchayat negotiations, contractor management and regulatory coordination.
It was a period that taught him that Indian infrastructure is not built in meeting rooms; it is built in conversations under trees, in district offices, on dusty sites and in negotiations with families for whom land is legacy.
“Land is not a commodity; it is legacy,” he says. “Infrastructure succeeds only when communities trust you.”
Those lessons became the philosophical backbone of GMI Infra. It explains why the company treats landowners as long-term partners, why it honours every commitment and why documentation and transparency sit at the centre of its operating model.
These early insights also shaped GMI’s most radical belief that the real estate sector’s job is not to build structures but to build systems.
“Traditional developers build buildings. We build ecosystems,” Bansal noted.

The core of GMI Infra’s development philosophy is the idea of “cities within cities.” It is not a slogan but a design logic: integrated land-use planning, mobility design, job creation, green infrastructure and community spaces woven into a single urban envelope.
The company’s satellite-city model rests on four core pillars:

Technology plays a practical role in how GMI Infra plans its projects. Bansal’s training in Computer Science and Applied Mathematics influences the way feasibility, risk and land use are evaluated.
His separate venture, MindSci AI, contributes analysis around urban planning and infrastructure and this gives the company a data-driven approach to decision-making.
Much of the technical work is carried out by engineering teams from institutions such as PEC and IIT Ropar, which allows the company to ground its designs in real-world engineering rather than abstract vision statements.
Sustainability follows a similar, functional approach. The company uses GRIHA and LEED-compliant architecture, IoT-based monitoring, water recycling, ZLD systems, solar power, EV-ready grids, carbon-conscious materials, energy-efficient facades and HVAC.
These methods are positioned less as branding elements and more as compliance with long-term environmental requirements.

The focus, he says, is on meeting the environmental benchmarks that newer Indian urban developments are expected to follow.
Governance, communities and trust
GMI Infra’s community-related work is carried out through the GMI Charitable Trust, which runs programmes in areas such as education, environmental activities and sports events.
According to Bansal, these initiatives include support for schoolchildren, tree-planting efforts, youth sports festivals, university engagements and cultural events like the Rose Festival and local golf tournaments.
The company views this outreach, along with its practice of treating landowners as long-term partners, as part of its broader engagement model.
This approach, it says, has helped it build relationships in Tier-2 regions where large-scale land assembly and long-duration projects require consistent cooperation with local communities.
GMI Infra operates on a hybrid development model that combines direct development, joint development with land owners, long-term leasing in industrial and logistics assets and selective asset ownership in anchor projects.
According to the company, it relies largely on internal accruals, with private investors participating in a few strategic assets.
The Road to 2030
India’s manufacturing push, ongoing supply chain shifts and the expansion of national infrastructure corridors are reshaping the country’s economic landscape.
GMI Infra’s current and upcoming projects place it within these broader shifts. The company’s Logistics Park, Textile Park, IT District and the planned Free Trade Zone in Uttar Pradesh are designed to serve industrial activity, export-oriented manufacturing and technology-driven services.
At the same time, its residential and commercial developments in Mohali, Rajpura, Ludhiana and Lucknow support the urban growth that typically accompanies such economic changes.
Looking ahead, GMI Infra has set a target of developing 10 IT parks across North and East India by 2030, along with building multiple industrial corridors and expanding its presence across logistics, manufacturing and smart city infrastructure.
