“Land is not a commodity; it is legacy,” says Mohit Bansal. It is not a slogan. It is the principle that shapes how he leads, how he builds, and how he thinks about India’s future.
Long before GMI Infra became known for industrial parks, IT infrastructure and integrated urban projects across North India, Bansal’s journey began with observation and learning.
Time spent in Leh and exposure to the work of the Border Roads Organisation left a deep impression on him. Infrastructure, he realised early, was not about structures alone. It was about connectivity, resilience and national progress.
After completing dual degrees in Computer Science and Applied Mathematics from the State University of New York, Bansal made a conscious decision to return to India.
Rather than pursue opportunities abroad, he chose Chandigarh as his base. He saw in it a planned city with strong foundations and the potential for disciplined expansion.
Between 2014 and 2018, he immersed himself in ground-level work across road and bridge construction, land mapping, regulatory processes and community engagement. Those years shaped his leadership philosophy. Infrastructure, he understood, is built as much through trust and coordination as through capital.
When GMI Infra formally began operations in 2018 under Grey Marble Infra Private Limited, the ambition was clear. The company would not follow a transactional real estate model. It would focus on developing integrated ecosystems where commercial activity, employment, sustainability and urban life coexist.
Today, under Bansal’s leadership, GMI Infra is developing and delivering projects across industrial, commercial and residential segments.
GMI Business Park in Mohali spans approximately 90 acres and integrates office, retail and industrial spaces with sustainable infrastructure. GMI IT Tower, located near ISB, Plaksha University and established technology companies, is positioned as a tech-centric office development with smart automation and energy-efficient systems. Residential projects such as GMI Elite Homes, GMI Platinum Square, Sky Greens and GMI Residences reflect a similar emphasis on planned growth and sustainability.
These projects incorporate rainwater harvesting, solar integration, energy-efficient facades and green-certified design standards aligned with GRIHA and LEED principles.
Beyond Mohali, GMI Infra’s upcoming projects reflect a broader industrial ambition. The company is developing a 100-acre Logistics Park in Rajpura along the Amritsar Kolkata Industrial Corridor, aimed at strengthening warehousing and supply chain infrastructure.
In Ludhiana, a 102-acre Plug and Play Textile Park in Hambran is being developed with Zero Liquid Discharge systems, IoT-based monitoring and solar power integration.
One of the most significant milestones under Bansal’s leadership is the signing of an MoU with the Government of Uttar Pradesh to develop a Free Trade Zone in Lucknow, along with logistics infrastructure. The project is positioned to enhance exports, attract foreign investment and support industrial manufacturing. Leadership for Bansal extends beyond project execution.
As Chairman of the GMI Charitable Trust, he oversees initiatives in education, environmental sustainability and sports development. More than 1,200 underprivileged children have received educational support through the Trust’s programs.
The organisation has also led tree plantation drives, clean energy awareness campaigns and supported events such as the Diplomatic Golf Championship, the Chandigarh Rose Festival and university sports meets. His leadership portfolio extends into entrepreneurship beyond infrastructure.
As co-founder of Whispering Homes, he has helped build a premium home décor brand known for curated design and strong year-on-year growth. As founder of MindSci AI, launched in 2025, he is focusing on AI, urban analytics and policy research to support smart city governance and data-driven urban planning.
These ventures reflect a common theme. Whether through real estate, design or artificial intelligence, Bansal’s approach centres on long-term systems thinking. Infrastructure, in his view, must align with sustainability, technology and inclusive growth.
GMI Infra operates on a hybrid development model that includes joint development with landowners, selective asset ownership and long-term leasing in industrial and logistics projects.
The company places emphasis on regulatory alignment, public-private engagement and long-duration value creation rather than short-cycle gains.
Looking ahead, Bansal has articulated a goal of developing at least 10 major IT parks across North and East India by 2030.
These developments are intended to support technology-led employment, industrial expansion and urban transformation in emerging Tier 2 cities. His vision also aligns with India’s broader economic trajectory toward 2047, when the country aims to emerge as a developed nation.
